Playground Garages has announced that its garage condominium development is scheduled for completion this October, introducing a professionally planned ownership community designed for vehicle owners, collectors, small business owners, hobbyists, recreationalists, and buyers seeking dedicated space for personal projects. According to the company, the development is already approximately 70% pre-sold, reflecting growing interest in a real estate category that has expanded beyond traditional storage to support a broader range of lifestyle uses.

Based in Colorado, Playground Garages develops individually owned garage condominiums that customers purchase rather than lease. Unlike conventional self-storage facilities, the units are designed to accommodate everything from collector vehicles and RVs to workshops, recreational equipment, and customized hobby spaces. Owners also have the flexibility to personalize their units over time, allowing each space to reflect individual needs and interests.
Garage condominiums have continued to evolve as buyers seek spaces that support both practical needs and personal interests. Rather than serving solely as places to store vehicles, these properties are increasingly being designed to accommodate a wide variety of recreational, creative, and lifestyle uses, with flexibility and long-term ownership becoming important considerations for many purchasers.
Benjamin Lapidus, founder of Playground Garages, says today’s buyers are looking for more than a place to store valuable possessions.
“People want a space that reflects how they actually live. Whether someone owns collector cars, an RV, motorcycles, outdoor equipment, or simply enjoys building and creating, the garage has become an extension of that lifestyle,” Lapidus says. “Our responsibility is to deliver a product that gives owners flexibility today while allowing that space to evolve with them over time.”
According to Lapidus, that philosophy has shaped the development from the beginning. Each unit is delivered with major infrastructure already in place, including electrical capacity, plumbing rough-ins, telecommunications, and structural support for future mezzanines. Rather than completing identical interiors, the company leaves bathrooms, kitchenettes, and other personalized features to individual owners, allowing them to customize the space according to their own priorities instead of paying for improvements they may later replace.
Lapidus also explains that customer expectations have evolved alongside the garage condominium market. Buyers increasingly evaluate construction quality, security, accessibility, utilities, and long-term ownership experience in much the same way they would any significant real estate purchase. He believes those expectations have encouraged developers to place greater emphasis on execution, durability, and owner confidence as the category continues to mature.
According to Lapidus, thoughtful planning extends beyond the individual units to the overall ownership experience. “Wide drive aisles, oversized garage doors, durable building components, and shared amenities are intended to accommodate a broad range of vehicles and recreational equipment while supporting long-term usability,” he explains. “These decisions are designed to give owners flexibility without compromising the quality of the development.”
The October opening also represents the next step in Playground Garages’ broader expansion plans. The company says it has nearly $100 million in projects currently planned or under construction, representing more than 300 garage condominium units across Colorado’s Front Range, with additional markets under consideration.
Lapidus believes the category is attracting buyers because it combines ownership with the freedom to create a space that reflects their interests.
“For many people, these spaces become much more than a garage. They become a place to work on a passion, spend time with family and friends, protect valuable collections, or simply enjoy the hobbies they’ve worked hard to pursue,” Lapidus says. “We want every owner to feel confident that they’ve invested in a space built to support that experience for many years.”
As Playground Garages prepares to welcome its new owners this fall, the company believes the development reflects growing demand for purpose-built garage condominiums that combine customization, quality construction, and long-term ownership in an emerging segment of lifestyle real estate.
