The Hideaway Opens Reservations For Luxury Garage Condominiums In North Phoenix

Across the Valley, collectors and enthusiasts tend to store their valuables wherever they can find room: a car at the house, another in a leased bay across town, a boat at a lot off the freeway. It is a common arrangement, and for many owners an unsatisfying one.

A North Phoenix development called The Hideaway is positioning itself to change that. The gated community will bring 70 exclusive luxury garage condominiums to Desert Ridge, just off the Loop 101 and Cave Creek Road, and reservations are already open at pre-construction pricing.

The units are not storage lockers. Each is a deeded piece of real estate, owned outright much like a house or a commercial suite, and delivered as a finished shell that the buyer builds out. Arizona has become one of the largest markets in the country for the product, with an estimated 2,400 units across roughly 35 communities and more in development.

Location is central to the pitch. The Hideaway sits in a section of North Phoenix that borders North Scottsdale, and the demographics surrounding the site are strong. A recent radius study identified more than 234,000 residents within five miles and over 758,000 within ten miles, with household incomes in the surrounding area averaging above $140,000.

“That combination is uncommon,” said Brayden Green-Ardizzone, who is leading sales for Monolith Capital Group & Realty Advisors. “Typically you find one or the other: an affluent area with little density, or a dense area without the income. Here you have both, along with direct freeway access.”

The spaces are sizable. Floor plans range from 1,250 to 1,800 square feet, with garage doors measuring 16 feet wide and 14 feet tall and interior clearance of 24 to 26 feet, enough to install a car lift, add a second-story mezzanine, or pull a boat in on its trailer. The property is gated and monitored and includes a three-story clubhouse for owners. Buyers who reserve during pre-construction can add a mezzanine, epoxy flooring, or a bathroom before their unit is completed.

Intended uses vary widely. One buyer plans a lit showroom for a small classic-car collection. Another wants a working office with a lounge above it. Several are looking to consolidate an RV and recreational vehicles that are currently spread across multiple storage facilities.

“We stopped thinking of these as garages,” Green-Ardizzone said. “They become whatever the owner needs. We deliver the shell and the oversized door, and the owner takes it from there.”

The timing aligns with two trends in the market. Many of the area’s master-planned communities, among them DC Ranch and Norterra, prohibit RVs and boats from being parked in driveways. At the same time, a number of longtime homeowners are moving from large houses into lock-and-leave condominiums that offer minimal garage space. Both groups are left looking for somewhere to keep their large luxury possessions they are unwilling to part with while having upside appreciation potential.

There is also a resale consideration. Because the units are individually deeded, owners hold a tangible asset rather than a monthly rental, and Green-Ardizzone notes that several older garage communities in the Valley have already increased prices as they sold out. That, he says, is the argument for buying early.

“Pre-construction pricing is set the way it is for a reason,” he said. “It rewards buyers who move early. Once construction is underway, the pricing will not remain at this level.”

Pre-construction pricing at The Hideaway will have larger floor plans priced lower per square foot. A limited number of the units remain at the introductory rate. Reservations require a deposit that is applied toward the purchase and secures both the unit and its location within the community.

community built specifically to house them is a logical addition to the market. The Hideaway is positioning itself to lead the category as it takes shape.
